House rules for Solhuset

Waste
– Use the waste bins in the courtyard.
– Fold cardboard boxes before throwing them in the cardboard container.
– Throw newspapers, magazines etc. in the paper container.
– Waste and bulky waste must not be placed on the stairs, in the courtyard, or in the common areas in the basement.
– Contact the Board if you have bulky waste that needs to be collected.

Prams, strollers, bicycles etc.
– Only prams and strollers can be placed under the stairs on the ground floor and must not be a nuisance to the other residents or prevent traffic in case of fire etc.
– Ordinary bikes must be placed under the shed roof in the courtyard – not in passages, on the stairs, or in the common areas in the basement. Other bicycles (cargo bikes) can be placed elsewhere in the courtyard if you ask the Board.
– Only one bicycle per resident is allowed under the shed roof since we have limited space for bicycles. It is strongly recommended that bicycles not used on a regular basis are stored in the owner’s private room in the basement.
– No motor vehicles can be parked in the courtyard.

Roof terrace, common room and barbecue
– The roof terrace is for residents only but can be used with guests if it doesn’t prevent other residents from using the roof terrace at the same time.
– The stay must not be of nuisance to other residents.
– Children must always be supervised.
– Private things must not be left on the roof terrace.
– Noisy play, ball game etc. on the roof terrace is forbidden.

– The common room in the basement can be used if you ask the Board, and a number of tables and chairs are available for parties in the flats.
– The barbecue in the courtyard is for residents only but can be used with guests if it doesn’t prevent other residents from using the barbecue at the same time.

Short term tenants are not allowed to use the roof terrace, the common room and the barbecue in the courtyard.

Pets
– Only dogs and cats are allowed. They must be kept on a lead on the stairways and in the courtyard and must be of no nuisance for other residents.
– It is forbidden to set up a bird feeder or a nesting box and to feed the pigeons.

Stairs
– It is forbidden to play on the stairs and in the staircases.
– Shoes etc. must not be placed on the stairs as the kitchen stairs are used as emergency exits in case of fire.
– The stairs are daily exposed for wear and tear but especially in connection with change of domicile one must be careful so that the railings, ceilings, walls and windows remain undamaged.
– In connection with change of domicile, renovations, reconstructions, transportation of materiel must be carried out with the utmost care so that the staircases are undamaged. If the staircases are soiled they must be cleaned by the resident every evening during the restoration. If there is a need for deep cleaning of the whole staircase, the resident must initiate and pay for this. If the resident does not comply to this the Board can – after notice to the resident – take measures to initiate the necessary cleaning on his/her account.
– In connection with major building projects it is recommended that the resident seeks that the materials are transported by crane, lift, by scaffolding etc.

Basement rooms and attics
– Basement rooms and attics must be supplied with locks.
– The rooms must not contain inflammable materials.

External maintenance
– External maintenance of windows and doors must only be made in agreement with the Board and only with the recommended type of paint and colour code.

External doors
– All doorways, external doors, fire doors and basement doors must be kept closed in order to prevent break-in and to protect against fire.

Noise
– Home appliances must not be used between 10 am and 6 pm.
– Drilling machines and other noisy technical equipment must not be used between 9 pm and 8 am.
– Playing of music must take place without nuisance for other residents.
– If you are having a private party put a notice on the noticeboards in the stairways.
